What PropertySignal is

PropertySignal is an underwriting tool for U.S. residential real estate, operated by Nuthatch LLC (“Nuthatch”). It estimates property economics from third-party data, lets you adjust assumptions, and returns a Buy / Caution / Pass verdict with supporting metrics.

Not financial, tax, or legal advice

Scores, verdicts, and recommendations are informational. They do not constitute financial, tax, investment, or legal advice. Always verify numbers and consult a qualified professional before making an investment decision.

Data accuracy

Property values, rents, and tax records are sourced from third-party providers (notably RentCast) and may be incomplete, stale, or incorrect. Every input is editable for a reason, so confirm the values before relying on the output.

Accounts

You can use the analyze tool without an account. An account is required only to save deals to a portfolio. You are responsible for keeping your login credentials confidential and for activity on your account. Notify us at hello@propertysignal.ai if you suspect unauthorized use.

Acceptable use

Don't scrape the product, reverse-engineer the scoring engine to rebuild it elsewhere, or use PropertySignal to violate fair-housing, anti-discrimination, or any other applicable law. We may rate-limit, suspend, or revoke access if usage indicates abuse.

Beta status

PropertySignal is in beta. Features may change, break, or be removed. We aim for high availability but don't guarantee uptime, error-free operation, or that historical analyses will reproduce identically after engine updates.

Payments and analyses

PropertySignal currently offers a one-time Beta Pass at the price shown on the pricing page. There is no subscription and no auto-renewal. Each pass grants a fixed number of property analyses, where one analysis is consumed per address lookup.

Analyses do not expire by time and remain valid throughout PropertySignal's Beta program. The Beta program may evolve, change pricing, or be replaced by a different commercial model at our discretion; analyses are valid for the duration of the Beta and are not guaranteed to carry over to a post-Beta model.

Sales are final — we do not offer refunds, in cash or otherwise. If you have a question or concern about a purchase, contact hello@propertysignal.ai and we'll respond in good faith.

Intellectual property

The PropertySignal name, logo, scoring engine, methodology, and interface are the property of Nuthatch. You retain ownership of the deal data and assumptions you enter; you grant us a limited licence to process that data for the purposes described in the privacy notice.

Limitation of liability

PropertySignal is provided as-is and as-available. To the maximum extent permitted by applicable law, Nuthatch is not liable for investment decisions made in reliance on the tool, for inaccuracies in third-party data, or for indirect, incidental, special, or consequential damages. Nothing in these terms limits liability that cannot be limited by law (including, for EU/UK consumers, statutory consumer rights).

Termination

You can stop using PropertySignal and delete your account at any time. We can suspend or terminate access for material breach of these terms or for risk to the service. On termination, your saved deals are deleted in line with the retention schedule in the privacy notice.

Governing law

These terms are governed by the laws of the State of Delaware, United States, without regard to its conflict-of-laws rules. Where local consumer-protection law gives you stronger rights (for example, as an EU or UK consumer), those rights still apply.

Changes

Material changes will be flagged at the top of this page with a new “Last updated” date. Continued use after a change constitutes acceptance.
